Working out how much homes like yours are on the market for locally; what they've sold recently for; and how many are on the market (competing with you) is a doddle these days using online tools.

This may be a corny bit of advice but it's true that the less clutter in a house the quicker it is likely to sell. By halving the amount of furniture and by clearing surface-top clutter, particularly in your kitchen, people viewing the property will give them a significantly enhanced feeling of space and size. It's an easy win.

Make it obvious what each room is

In today's open-plan, easy come, easy go family environment rooms often lose their intended purpose. Kitchens become lounges, lounges become games rooms, dining rooms turn into offices (as do spare bedrooms) and some bedrooms are used a gym. When selling, restore each room's purpose so people viewing your home don't have to work hard at 'what's what'.
